What is Top Investor?

In real estate, speed wins. Top Investor app gives instant access to data on virtually all homes in the U.S, including off-market properties. We cover over 80 million residential-type properties: houses, condos and 2-4 unit properties.
Just touch any home you see on the map and get owner info, property values, sale history, tax, mortgage data, property details, comps, and more. No real estate license is required in order to use the app!
Having Top Investor app in your pocket means you can get data on any home as soon as you see it — on the map or while in the field.
You can export all property & owner data on as many homes as you want. You can also export selected Lists of properties that fit your investment strategy.

Do I need a real estate license to use the app?

No you don't! All property data is available to everyone and you don't need any licenses or login credentials to access it. We don’t require users to submit any professional or personal information. Any user can have access to the data as long as their subscription is active.

Who is using the app?

The majority of our users are real estate investors, agents, brokers, insurance and loan services and businesses targeting property owners.
Since no real estate license is needed to use the app, anyone can use it to get extensive data on any home in the U.S.

What devices is Top Investor available on?

Top Investor app is currently available for use on iPhones or iPads. The app is designed for both iPhone and iPad, meaning the same version works on both devices. There is no separate app for the iPad at this time.

How it works?

TopInvestor app is the easiest way to get property & owner data on any home you want, nationwide. Here’s how:

1. Touch any home you see on the map to get the property & owner data.
2. If you know the property address, search by the address.
3. Tap on My Location button to get data on properties & owners around you.

Can I transfer my subscription to another device?

Currently, we do not offer subscriptions transferring between devices.
To use the app on more than one device, you'll need to purchase a subscription for each device.

Is Top Investor only for properties in the United States?

Yes. Top Investor provides data on the following types of residential properties in the United States: houses, condos, 2-4 unit properties.
You'll get unlimited access to data on over 80 million residential properties and their owners, nationwide.

Where does the data come from?

Top Investor app provides access to public property data as recorded by county tax, assessor and other recording offices. We provide unlimited access to data on more than 80 million residential properties and their owners, nationwide.
The availability and the accuracy of the data depends on each official recording office providing the information. If you notice that a property is missing public records data, you may want to check surrounding properties to see if there is lack of that type of public records data in that area.

How accurate is the information?

Top Investor app gives access to the public record data as provided by the county and township tax, assessor and other recording offices. Public records are maintained by the respective data recording offices and the update frequency varies by data type and source.
The availability and the accuracy of the data depends on each official recording office providing the information. Public data is generally not free from defect. Some of the public records may be outdated or incorrect. Additionally, major property renovations, modifications, or upgrades may not be included in the public records. Before relying on any data, it should be independently verified.
Data is provided “as is” and "as available” without warranty of any kind. WE MAKE NO EXPRESS OR IMPLIED WARRANTY RESPECTING THE INFORMATION PRESENTED AND ASSUME NO RESPONSIBILITY FOR ERRORS OR OMISSIONS..

Does the app work in areas with limited or no cell coverage?

Yes. Before going into an area with poor cell coverage, select the respective census tract (or tracts) on the map — that is, just press on the map to select the tract. This way, all data on all properties in the tract will be downloaded into the app and you’ll be able to access it offline later on.
Whether you are in the field or in your office, you can always work offline and save on data plan and battery. Get all the data you need when an opportunity arises, no matter where you might be.


 Property Reports & Lists

How can I purchase Property Lists?

Property Lists are available with subscription to the Top Investor app and can be purchased in-app at additional costs per list. List prices are fixed, based on the number of properties in the selected list, starting as low as $11.99 for a list of up to 100 homes.
At Census Tract level, tap the button in the red circle to view all available lists. Tap the button on the left of a list to purchase and export the list.
Purchased Property Lists will be exported to the Files app on your device in tab-separated values (TSV) format. Files is the Apple’s default file management app where you can view and manage all your files across services like iCloud Drive, Dropbox, Google Drive, and Microsoft OneDrive.

I deleted a Property Report/List by mistake. How can I recover it?

If you accidentally delete a Property Report or a List, no worries.
1. In Files App, go to Locations > Recently Deleted.
2. Select the file that you want to keep and tap Recover.
Please, keep in mind that you have 30 days to get your deleted files back. After 30 days, Apple’s Files app will remove your files from Recently Deleted.

What file format are the Property Reports?

Purchased Property Reports on single properties will be exported to the Files app on your device in PDF format. In the Files app, you can view, manage and share all your files across services like iCloud Drive, Dropbox, Google Drive, and Microsoft OneDrive

What file format are the Property Lists?

Purchased Property Lists will be exported to the Files app on your device in comma-separated values (CSV) format. In the Files app, you can view, manage and share all your files across services like iCloud Drive, Dropbox, Google Drive, and Microsoft OneDrive.
CSV is a simple file format used to store tabular data, such as a spreadsheet or database. Files in the CSV format can be imported to and exported from programs that store data in tables, such as Numbers and Microsoft Excel.

How do I open a CSV file in Excel?

1. CSV files can be opened directly from Excel:
2. Open a new Excel document and navigate to the Data tab.
3. Click “From Text”.
4. Navigate to the CSV file you wish to open and click “Import”.
5. From the newly-opened window, choose “Delimited”. Then click “Next”.
6. Check the box next to the type of delimiter – in most cases this is either a semicolon or a comma. Then click “Next”.
7. Click “Finish”.

Can I download an outdated Property Report/List again?

Property data changes over time. Top Investor app automatically updates all outdated information in the app. The new Property Reports are generated dynamically using the new property data. When data on a property changes, a new Property Report containing the new data must be purchased. Outdated Property Reports cannot be downloaded again.

Where are my Property Reports and Lists stored after purchase?

Purchased Property Reports and Lists are stored locally in the Apple’s Files app on your device.
To access your Reports and Lists:
1. Open the Files app. Under Locations, choose "On My iPhone”/iPad”
2. Tap the Top Investor folder to open it.
3. Tap of the file you're looking for.

Can I share my purchased Property Reports and Lists?

Yes. To share a Property Report/List, open the Files app on your device and press down on the Report/List’s thumbnail. From the pop-up menu, tap the Share command, and the iOS Share feature will open. You can then share a copy of your Property Report/List through AirDrop, Messages, Mail, a shared note, and more.
Files app also makes it easy to access iCloud Drive and third-party cloud storage services such as Dropbox, Box, Google Drive, and OneDrive.

Where can I see my purchase history?

1. Sign in to your account on the App Store. Once you are logged in, select the small arrow next to your Apple ID in the upper right corner and click Account.
2. On the Account page, there is a heading titled Purchase History – click the See All option beside it.
3. A list of purchases will appear. On this page, you should be able to locate your in-app purchase for Top Investor. If you made multiple purchases at the same time, you can click on the arrow on the left hand side of the listing to expand it for more details.

Why do you use Census Tract and not Zip Code?

We believe the census tract is the best proxy for neighborhood. Census tracts allow us to deliver relevant, local data at neighborhood level.
— Census tracts do not cross county lines and typically break out data for incorporated places. In comparison, ZIP Codes frequently cross city and county boundaries.
— Collectively census tracts describe the entire U.S., even remote areas; ZIP Codes cover most of the U.S., but not areas where mail delivery is not available.

How to subscribe to TopInvestor app

It’s very simple! Just download Top Investor from the App Store.
You won’t be asked to submit any personal information. No account, no login and no real estate license is required in order to use the app. As a new user, you can perform three free lookups before being asked to subscribe in-app.
Note: All App Store purchases, including subscriptions are handled by Apple. Payment will be charged to your iTunes & App Store Account at confirmation of purchase.

Can I try before I buy?

Yes. New users can perform 3 property lookups before being asked to subscribe in-app.
When you subscribe to the service, you'll enjoy unlimited access to property and owner data for over 80 Million U.S. residential properties, nationwide.

I’m not a licensed real estate professional, can I subscribe to the service?

Yes. We don’t require users to submit any professional or personal information. Any user can access the data as long as their subscription is active.

How do I restore my subscription?

If you have subscribed, but are still seeing a message that your subscription has expired, try to restore your subscription by following these steps:
1. In Top Investor app, tap the Buy button in the upper right corner of the app screen.
2. Scroll down the purchase screen
3. Tap the Restore Existing Subscription button.
If you still need help, contact Apple Support and report a problem with your in-app purchase at getsupport.apple.com.

Why I cannot restore my subscription?

If you're having an issue after hitting Restore, try the following:
— Make sure you are using the same Apple ID that you used when you originally purchased the subscription. This is very important, as all your transactions are bound to your Apple ID. Update your payment method, if necessary.
— Uninstall and reinstall the app to make sure no corrupted data would conflict with your subscription. Restart your device.
If you still need help, contact Apple Support and report a problem with your in-app purchase at getsupport.apple.com.

How do I cancel my subscription?

You can cancel your subscription at any time. Deleting the Top Investor app does not automatically end your subscription service - you will need to do this separately by cancelling directly within the Apple App Store. 
How to cancel your subscription:
1. Go to Settings > [your name] > iTunes & App Store.
2. Tap your Apple ID at the top of the screen.
3. Tap View Apple ID. You might be asked to sign in with your Apple ID.
4. Tap Subscriptions > Tap TopConnector subscription..
5. Tap Cancel Subscription.
When you cancel, your subscription will stop at the end of the current billing cycle.
Please note we recommend canceling your subscription more than 24 hours before your renewal date because your phone's platform controls the billing payment and your subscription may renew at any point during the 24 hour period prior to your renewal date.

Can I transfer my subscription to another device?

Currently, we do not offer subscriptions transferring between devices. To use the app on more than one device, you need to purchase a subscription for each device.

The app doesn’t recognize my subscription

If the app cannot recognize your subscription, a few things could be wrong:

— Your Apple ID is different than the Apple ID you used when you first purchased the subscription. Using the same Apple ID is very important, as all your Apple Store transactions are bound to your Apple ID. You can find more info here: https://support.apple.com/en-us/HT204071.
— Your payment didn't go through — for example, if your payment information is no longer valid, your credit card has expired or you don’t have sufficient funds. Here’s more info about how to update your Apple ID payment information: https://support.apple.com/en-us/HT201266
— Your network connection is weak. Please, make sure you have a steady network connection. Sometimes, a weak Wi-Fi can cause the subscription verification to fail.

Please note that all subscription payments, renewals and other issues are handled by Apple. We do not have any access to users’ App Store accounts and cannot verify your purchase. If you still need help, please, report the problem directly to Apple Customer Support at getsupport.apple.com.

How do I get a refund?

To request a refund, you will need to contact Apple Support. Subscriptions bought in the App Store can only be refunded by Apple. You can get in touch with them at getsupport.apple.com

If I cancel my plan early, will I be refunded a partial amount?

No. In this case, when you cancel your plan, you will still have access to the data until the end of the subscription duration.
